The buying process of your property in Puglia in 8 steps

 Step 1. The information visit to project Residenza Parco di Mileto
Before making your choice from one of the 53 individually under architecture designed apartments and villas, we invite you for a visit to our project near Fasano in Puglia - Italy. The international airports of Bari and Brindisi are only an hour's drive away from Parco di Mileto and have fast connections to all major European cities. During this visit, all the details of the homes will be explained and the building materials will be shown. In our showroom you will find not only the impressive scale model, but also the samples of the building materials such as the natural stone for the floors and the various bathrooms and kitchens.

Step 2. Taking a reservation on the property of your choice
If you have made your choice for one of the apartments or villas, it is recommended that you make a reservation. After all, each home has a unique individual design, as a result of which not one house is the same. The reservation contract allows you to do the preparations for the purchase of your home, together with us.

Step 3. Financing (optional)
Since the Italian law does not recognize a cancellation clause in case that the property cannot be financed, the period of the reservation agreement is used to explore possibilities for a mortgage.
Parco di Mileto Srl offers various mortgage arrangements from reputable international banks, to a maximum of 70% of the purchase price at attractive terms, conditions and tariffs. These project- mortgage arrangements are offered in conjunction with Studio Optima, a nationwide operating independent mortgage broker. Our mortgage advisers are English spoken. Step 4. The preliminary sale agreement of your property
Within 30 days after the signing of the reservation agreement, we will provide you with the preliminary sale agreement. At the time of the signing of the preliminary sale contract (Preliminare) a deposit of a minimum of 10% and not more than 30% of the purchase price need to be paid. At the same time a construction agreement for the construction of the home must be signed. For the amount of the deposit you will receive a bank guarantee from Rabobank Nederland B.A.

Step 5. Start building your house
Within 6 weeks after the signing of the preliminary sale agreement we start with the construction of your home. Prior to the start of construction work you will receive an invoice for the 1st payment of 20% of the purchase price. Parco di Mileto Srl offers a mandatory insurance in return, according to law No 122/2005.

Step 6. Title deed of your home
After approx. 4 months, the shell of your home will be completed. A few weeks before the delivery you will receive a letter in which we invite you to inspect the work. We then make an appointment with the notary to sign the title deed and to register the real estate in the land registery book. At this stage you must pay the 10% VAT on the deposit and an installment pay of up to 20%, depending on the height of the deposit. From this point on, are you the official owner of the plot and the shell of your home.

Step 7. Completion of your property
Under the terms of the construction contract, the property will be completed in 4 phases. Depending on your home this will take 6-9 months. At every stage you'll be given the option to carry out an inspection and will then receive invoices for the payment of the installments (15%, 15%, 10% and the last installment of 10%, plus VAT)

Step 8. Delivery and residence permit (Agibilita)
After the property is completed, you will be given the option for a final inspection. Then we can supply you with the residence permit of the municipality of Fasano (Agibilita), the documentation and warranty certificates of the home. At the delivery of your home the last installment payment of 10% plus VAT is due.

After the payment of the last term, the furnishing of your home can start. Parco di Mileto Srl can assist you. There will be various standard furnishing packages available in collaboration with several suppliers, from which you could choose.
